Mortgage pre-approval: Before you start searching for a home, whether online or in person with me, I highly recommend consulting with a mortgage broker about pre-approval for a home loan unless you're buying it all cash. I want to highlight the words "Mortgage Brokers" because mortgage brokers have access to various home loan options from many banks around the United States, providing you with the most appropriate mortgage loan that fits your current financial situation. Having a pre-approval letter handy will give you an advantage over those buyers who don't when it comes to submitting an Offer, that is, the "contract for residential sale and purchase" filled out by me.
Due Diligence: Once your offer is accepted, meaning the seller signs the contract with all terms and conditions spelled out in writing, the transaction closing procedure starts. For buyers, this means making an initial deposit. Talk to me about the deposit procedure. Also, conduct a home inspection by a licensed contractor or home inspector even if it is an "AS IS" contract for sale and purchase. In this "Due Diligence" period, you will also apply for a mortgage loan if you are purchasing with financial contingency and fill out an application with the homeowner's association if it pertains to your situation, of course. Please note: the "contract for residential sale and purchase" is legally binding on all parties to the transaction. Ensure that you meet all deadlines stated in the contract.
